Vacation Rental Registration

The City of Coconut Creek has adopted registration requirements and regulations relating to Vacation Rentals as allowed by Florida law. Regulations do not prohibit vacation rentals or regulate the duration and frequency of the rental. Regulations are intended to safeguard residential neighborhoods and life safety issues.

All Vacation Rental properties with in the City of Coconut Creek shall be registered and must obtain a Vacation Rental Certification. The property must comply with the minimum Zoning requirements and Life Safety Standards in accordance with City Ordinance No. 2021-003.

To REGISTER, complete a Vacation Rental Registration Application and email with all supporting documents to BTR@COCONUTCREEK.NET. You may also mail or drop-off the completed application at City Hall.

Registration and Inspection Fees

Vacation Rental fees in accordance with City Ordinance No. 2021-004.

Re-Inspection Fee $40
Registration Renewal $250

Vacation Rental registrations expire annually and must be renewed before September 30th.


Licensing and Tax Collection

The City of Coconut Creek requires Vacation Rental properties to be licensed/registered with required State and County Agencies prior to registering with the City. The following applicable items must be obtained and a copy of each shall be submitted as a part of your registration packet.

Florida Dept of Revenue Registration Required Sales Tax Collection. Some rental websites collect and remit taxes on your behalf. A notarized letter stating this and listing all sites you advertise on is required.
Broward County Business Tax BTR Required Business Tax Receipt
Broward County Tourist Development Registration Required Tourist Development Tax Collection. Some rental websites collect and remit taxes on your behalf. A notarized letter stating this and listing all sites you advertise on is required.


Inspections

Ordinance No. 2021-003, a safety inspection of the rental unit will be conducted by the City by appointment only. If violations are found, all violations must be corrected and the unit must be re-inspected prior to issuance of the Vacation Rental Certificate.

The inspection shall be requested by the Property Owner or the property owner’s agent of record. Failure to provide the City Inspectors access at the scheduled time will result in a re-inspection fee of $40.
